How much does this accompaniment cost Mejor Interés?
We are rewarded only by the success of the operation. That is, as long as you have not signed the purchase-sale transaction before a sollicitor, you will not have to pay the invoice. The Mejor Interés fees correspond to 1% of the amount financed with a minimum of 2,500 euros VAT included. In the case that you did not get through the bank which we suggested to you or which we only had financing rejections: you will not owe us anything. Our help is from on until the contract is signed in front of a solicitor and our aim is the achievement of your project. We matter about everything and we will be your only interlocutor.
Who is behind Mejor Interés?

Is it possible for Mejor Interés to negotiate a change from a variable interest mortgage to a fixed interest mortgage?
Yes, we can renegotiate your current loan. Ask us and we will look for what solutions we can offer you. Fixed rate loans are recommended for those who wish to benefit from fixed monthly payments throughout the time of the loan, they are called constant installments. How long does Mejor Interés take to get a mortgage?
The deadlines for obtaining a real estate loan are variables according to the file and the date of obtaining the necessary supporting documents to set up a file. (During holidays, deadlines may be extended due to the reduced number of staff in banks). As a general rule, two weeks at least are needed to have an agreement in principle from the bank.
What exactly does a Mejor Interés mortgage advisor do and how can he help me according to apply for a mortgage directly from my bank?
We will save you time and money. As the conditions that your current bank can offer you are not the same commercial conditions as those that we have already negotiated with our banks. I don’t really understand the different types of real estate loans that exist. Could you, Mejor Interés, explain to me what are the advantages and disadvantages of each type of real estate loan?
Today in the Spanish mortgage market regulated by Law 5/2019, of March 15, it includes 3 types of mortgages:
- Fixed interest mortgage: The interest is constant. This means that you will benefit from constant monthly payments. It is what we recommend in the great majority of the files we process for a greater security for future borrowers. This is even more true today, in an era of inflation.
- Variable rate real estate loan: The interest rate is variable and usually has no ceiling. It means that you do not know in advance the future monthly payments, since you do not know in advance what the value of the EURIBOR indicator will be on future dates.
- Mixed mortgage: It is the sum of the previous 2. During the first repayment period it is at a fixed interest, and for the second one your repayment date it is at a variable interest.
What is the approximative period from which we can start working together, signing the Mejor Interés Mandate, until I sign the purchase and sale in front of a solicitor?
The minimum period is 30 days for certain profiles and purchases. However, as a general rule, at least 2 months are needed, for complex or international files more likely 3 months and for some up to 4 months. Before signing the “Contrato de arras” in Spain or the “Promesse de vente” in France, it is better to consult us. Because each project is a unique project.
What percentage of my income does Mejor Interés recommend allocating to paying my mortgage payments?
It is recommended not to dedicate more than 1/3 of your monthly net income to paying your fees. For example, if you earn 1500 euros net; then it is recommended not to exceed monthly HA payments (without insurance) of 500 euros.
What are the main reasons why my mortgage application could be denied?
Nowadays there are multiple reasons that can lead bankers to reject your financing and it is up to us to explain them to you before negotiating the “Early Deposit Contract” or the “Promesse de Vente”. You should know that in certain regions of Spain, the suspensive condition for obtaining financing is not mandatory when drafting the “Reserva”, the “Contrato de arras” or the “Promesse de Vente”; Among the reasons we could have, for certain banks:
- Monthly payments (Installments) too high.
- Debt level too high.
- There is not enough left to live.
- LTV too high.
- Poor bank account management.
- Bad strategy.
- Failure to bring the requested supporting documents.
- Be a person registered with the Banque de France (FICP) or the Bank of Spain (CIRBE), for example.
- Non-recurring income
- Others.
How do I know how much banks will lend me to buy a house before starting the Mejor Interés search?
The moment it is up to you to determine it. However, I suggest you talk to us personally starting today. Because the sooner we look after of your case, the better we can act.
The more we know about you (if you are alone to buy or with other people) or about the purchasing company (if you decide to buy on behalf of a company), the better we can defend your interests.
